When communities say “we look at the whole picture,” they really mean they weigh three buckets. Nail two out of three and you’re usually in the game—even with credit hiccups, a broken lease, or an eviction.

Bucket 1: Stability

  • Income & tenure: Most properties want 2.5–3× rent and preferably 6+ months on the job (or a solid offer letter + recent bank activity).

  • Paper trail: 60 days of pay stubs or deposits, government ID, prior lease info, and proof of renters insurance (a binder is fine).

  • Pet résumé: Shots, photo, temperament note, and a short letter from the previous landlord help.

Bucket 2: Risk Offsets

  • Flexible levers that often win approvals:

    • Larger refundable deposit/risk fee

    • Co-signer/guarantor or adding a roommate

    • 10–15+ month lease to spread risk

    • Verified savings equal to 2–3× rent

    • Employer letter (salary, start date), especially for relocations or contract roles

Bucket 3: Fit & Friction

  • Fit: Pick communities that actually work with your scenario (broken lease, prior eviction, thin credit, vouchers, etc.). Don’t waste apps on the wrong targets.

  • Friction: Fewer surprises = faster approvals. Get fees and deposit terms in writing before you hand over your card.


Your 7-Day Action Plan

Day 1–2 — Renter Résumé: One page with your job, income, move date, pets, and prior rental. Add employer HR contact and two references.

Day 3 — Document Vault: Pay stubs/deposits (60 days), ID, any letters (employer/landlord), pet docs, insurance binder.

Day 4 — Shortlist: 6–8 communities that historically consider broken leases/evictions/bad credit in your budget/area.

Day 5 — Pre-Approval Calls: Use this script to save time:

“Hi! I’m targeting a 1×1 around $____ for [date]. I have [brief issue + year]. Income is $____/mo, stable job. What would approval need to look like (deposit/risk fee, lease length, documents)?”

Day 6 — Tour & Terms: Tour prepared; ask for approval terms in writing (all fees, deposit/risk fee, pet rent, parking, utilities).

Day 7 — Move-In Math: App + admin + deposit/risk + pet + prorate + utilities. Confirm total and lock it in.
