How Co-Signers Work & When They’re a Good Idea for Second Chance Renters in Dallas

If you’ve had a broken lease, bad credit, or other rental challenges, you know getting approved for an apartment in Dallas can be difficult. Many second chance renters think they’re out of options—but a co-signer can sometimes be the key to approval.

What is a Co-Signer?

A co-signer is someone who agrees to take legal responsibility for your lease if you fail to meet the terms—usually a family member or close friend with better credit and income.

  • If you miss rent payments, the landlord can seek payment from the co-signer.

  • The co-signer’s credit and rental history are evaluated as part of your application.


When a Co-Signer Can Help

A co-signer is especially useful if:

  1. You Have a Broken Lease on Record – Landlords may see you as high risk; a co-signer helps reduce that risk.

  2. Your Credit Score is Low – A strong credit profile from your co-signer can balance your own credit challenges.

  3. Your Income is Below the Required Amount – Some apartments require 2.5–3x the rent in income; your co-signer’s income may help meet that requirement.

  4. You’re New to Renting – First-time renters without rental history can also benefit from a co-signer.


Requirements for a Co-Signer

While every property has different rules, most second chance apartments in Dallas require a co-signer to:

  • Have good to excellent credit (typically 650+).

  • Meet income requirements (often 4x the rent amount).

  • Have no recent evictions or broken leases.

  • Be willing to provide income proof and ID.


When a Co-Signer May Not Work

Some Dallas second chance properties do not accept co-signers, especially if the broken lease is recent or the rental debt is unpaid. That’s why it’s critical to have a leasing specialist like me call properties in advance to pre-approve you—so you don’t waste time and application fees on apartments that will say no.

  • Larger Deposits – Some apartments allow higher security deposits instead of a co-signer.

  • Lease Guaranty Companies – Third-party companies can act as your guarantor for a fee.
