How Co-Signers Work & When They’re a Good Idea for Second Chance Renters in Houston

If you’ve had a broken lease in the past, you might feel like getting approved for an apartment in Houston is impossible. The truth is, there are still paths forward—one of the most effective being using a co-signer.

What is a Co-Signer?

A co-signer is a person (usually a family member or close friend) who agrees to take on legal responsibility for your lease if you can’t meet the terms.

  • If you fail to pay rent, the landlord can collect from the co-signer.

  • The co-signer’s credit, income, and rental history are reviewed as part of your application.


When a Co-Signer Can Help

A co-signer can be a great solution if:

  1. You Have a Broken Lease – Especially if the debt is old or paid off.

  2. Your Credit Score is Low – A co-signer with strong credit can help offset your score.

  3. Your Income Falls Short – Their income can help meet apartment requirements (often 2.5–3x rent).

  4. You’re New to Renting – No rental history? A co-signer can strengthen your application.


Requirements for a Co-Signer in Houston

While requirements vary, most Houston apartments expect a co-signer to:

  • Have good credit (650+ preferred).

  • Show steady income (often 4x monthly rent).

  • Have no broken leases or evictions on record.

  • Provide proof of income, identification, and sometimes tax returns.


When a Co-Signer May Not Work

Some second chance properties in Houston will not allow co-signers—especially if the broken lease is recent or still unpaid. This is where I come in—I call properties in advance to pre-approve you so you know exactly where you stand before spending a dime on application fees.


Alternatives if You Don’t Have a Co-Signer
